Moisture control is the key to mold control. Molds need both food and water to survive. Since molds can digest most things, water is the factor that limits mold growth. Molds will often grow in damp or wet areas indoors. Common sites for indoor mold growth include bathroom tile, basement walls, areas around windows where moisture condenses, and near leaky water fountains or sinks. Common sources or causes of water or moisture problems include flooding, roof leaks, backed-up sewers, shower/bath steam and leaks, and clothes dryers vented indoors. Uncontrolled humidity can also be a source of moisture leading to mold growth, particularly in hot, humid climates. These are simply a few examples, there are many more.

MOLD IN FORECLOSED HOMES
Air & EnviroSolutions Technologies Group specialize in mold inspection in foreclosed homes Mold infestation in bank-owned, vacant houses is a serious problem throughout the country. Water, sewage, flooding and leaking problems go untreated when there the homeowner is missing. Even in the event of water infiltration, and lack of maintenance, unoccupied homes in humid areas can quickly become infested with mold. The recent real estate collapse has led to a growing number of moldly, abandoned REO homes.
Any mold, but particularly black mold, can scare away buyers and drive the price of the real estate. Damage can be intensive, requiring large remediation efforts to make the home habitable again.
Once a home, condo or apartment building is severely infested, it can become difficult to remove hidden mold. A qualified mold inspector is needed. In the worst cases, floors and walls must be torn away to correct the problems. Many REO properties do not have documented histories about past conditions or treatments.
Infested foreclosed properties present challenges to a fine line for the Real Estate business. There is mold in every vacant home, but the agent does not want the buyer to know that.
A properly cleaned up mold home can be sold, and lived in, if done properly. However, if the issue not properly handled by a mold professional, the mold problem creates a high risk of lawsuits down the road, particularly if the new owner experience health problems due to new mold growth.

VISUAL DETECTION AND HOMEOWNER DISCLOSURES BLACK MOLD
1) The Stachybotrys fungi cannot be identified by a routine visual inspection. Remember all black mold is not necessarily Stachybotrys. It could be non-toxic black mold. The only method to determine the type of mold present is by sample analysis by an accredited laboratory. Also, it is important to keep in mind that the mold is only a toxic risk or hazard if a person breathes or comes into contact with the spores. Wet mold is not an indoor air quality health risk, but there is a significant potential for the mold to dry and released into the air.
2) There may be visual appearance of black mold in a visible water damage area, but be aware that there may be areas of water damage and mold that can be hidden (behind dry wall, under organic thread carpets).
3) The home inspector may notice or note water damage areas, but the majority of home inspectors are not aware of the water-damage environment and toxic mold relationship or concern.
4) Perhaps a question should be added on the homeowner disclosure which related to any water damage, water leaks, or flooding in the house or around the structure.

Death By Mold!
While it is absolutely possible to die from toxic mold exposure, it is rare. So this story from Oklahoma City about a man who practically dropped dead is drawing some attention.
Kimberly Wilson didn’t realize how serious her mold problem was and certainly didn’t realize it could cause her husband, James Wilson, to fall dead in the hallway of their rental home.
Upper respiratory problems, including wheezing, coughing, and sinus problems were constantly affecting the Wilsons. Their mother experienced memory problems, and even their pets became sick. The landlords, Najaya and Samir Khalil of Samara Properties, allegedly ignored numerous verbal and written complaints about water leaks and did not seek out a commercial mold remediation company or mold removal specialist.
The day before James died; he said he was having difficulty breathing. Otherwise, his health was returning after a few surgeries and was planning on returning to work soon. The next day, he died of what doctors ruled a pneumonia. He was only 40 years old.
This is what I find interesting. Here we have a person with mold who dies suddenly and unexpectedly of pneumonia. Does this remind you of another recent and more publicized story? How about Brittany Murphy’s mysterious death and the death of her husband Simon Monjack several months later? Their deaths were also ruled as pneumonia and now rumors of water leaks and mold growth in their mansion are beginning to surface.
Could mold truly be behind these and many other similar deaths? Community-acquired pneumonia, infectious pneumonia in a person who has not recently been hospitalized, is the sixth leading cause of death in the United States.
Pneumonia is an inflammatory condition of the lungs caused when the alveoli, microscopic air-filled sacs in the lungs are filled with fluid due to an infection. This infection can be caused by a number of irritants, including bacteria, viruses, and, yes, fungus. Symptoms of pneumonia include coughing, chest pains, fever, and difficulty breathing. These are the same symptoms described by those suffering from toxic mold.
I would also like to look into the surgeries that James Wilson had before returning to his moldy home. It’s possible that his immune system had been compromised as part of the procedure which made him even more susceptible to the pathogenic mold infecting his body.
Kimberly Wilson is convinced that mold was the catalyst in her husband’s death and is suing for only $75,000.
Tenants and landlords both need to realize that mold is dangerous and possibly deadly. Even if mold did not play a major role in these cases of pneumonia, it certainly wasn’t helping. I would encourage both parties to investigate these mold health facts and become educated on the subject. If necessary, mold removal is an economically justifiable solution in cases of toxic mold growth.
Do Not hire a Mold Assessor or Mold Remediator unless they are Licensed. Unless they are Certified and done so by an outside Certifying Agency, not within their own Company.
